Handyman in SE Calgary: Mahogany, Auburn Bay, Cranston, Seton, Inglewood and more
Southeast Calgary stretches from Inglewood and Ramsay, the oldest parts of the city, down past Glenmore Trail and Fish Creek Park to the newest communities south of Stoney Trail. The far southeast is lake country by Calgary standards: Mahogany, Auburn Bay, Lake Bonavista, Lake Chaparral and McKenzie Lake all have resident lakes. Cranston and Seton sit along the Bow River valley near the South Health Campus, and Walden and Legacy are still filling in at the city's southern edge.
Kaur Handyman works across the southeast. This page covers what we see in different parts of it, and how to get a quote by text.
Older southeast: Inglewood, Ramsay, Ogden, Forest Lawn area
Inglewood, along 9 Avenue SE, and Ramsay, on the hill above the Stampede grounds, have many of Calgary's oldest homes. Ogden grew up around the rail shops, and communities like Forest Lawn and Southview east of Deerfoot have many postwar homes. Common jobs:
- Doors that stick in frames that have settled over the decades
- Plaster and drywall cracks and patches
- Old wood windows that need weatherstripping or freeing
- Porches, steps and back-lane fences
- Trim and baseboard repairs
See character homes in inner-city Calgary for more on older houses.
Established lake communities: Lake Bonavista, Willow Park, Acadia, Maple Ridge
Lake Bonavista was one of Calgary's first lake communities, built from the late 1960s into the 1970s. Willow Park, Maple Ridge, Acadia and Fairview, near Macleod Trail and Southcentre, date from the same era. Expect bungalows, split-levels and two-storeys that have been updated in stages. Common jobs:
- Bathroom fixes and caulking in older or partly updated bathrooms
- Interior painting and drywall repairs
- Fences and decks that have been patched many times
- Light fixture swaps
- Textured ceilings, which should be tested for asbestos before any work
1990s to 2000s: McKenzie Towne, McKenzie Lake, Douglasdale, Chaparral, Copperfield
McKenzie Towne was built from the mid-1990s with front porches, back lanes and a traditional High Street. McKenzie Lake, Douglasdale and Chaparral sit near the Bow River and Fish Creek Park, and Copperfield and New Brighton filled in east of 52 Street SE. Common jobs:
- Front porches with railings and steps that need attention, especially in McKenzie Towne
- Fences and gates on back lanes, now reaching the age where posts go. See fence repair in Calgary.
- Deck repairs and staining
- Original builder light fixtures and cabinet hardware updates
- Doors that need adjusting
Newer southeast: Mahogany, Auburn Bay, Cranston, Seton, Walden, Legacy
Auburn Bay and Cranston grew through the 2000s and 2010s, Mahogany through the 2010s, and Seton, Walden and Legacy are among the newest. Seton is built around the South Health Campus and a large shopping and recreation district. Many homes in these communities are still within their first decade. Common jobs:
- Nail pops and drywall cracks as the framing dries out over the first winters
- Doors that need adjusting after settling
- Caulking that has shrunk away in bathrooms and around windows
- Deck and fence work
- Furniture assembly, mounting and fixture swaps after moving in. See furniture assembly in Calgary.
Builder warranty items should go to the builder first. See new-build deficiencies in Calgary.
Lake community rules
Lake communities like Mahogany, Auburn Bay, Lake Bonavista, Chaparral and McKenzie Lake have homeowners associations that run the lake and amenities. Some communities also have architectural guidelines on fences, colours or exterior changes. Check before replacing fence boards with a different style or repainting exterior trim in a new colour.
Cranston and Seton slopes
Parts of Cranston and Seton sit on the ridge above the Bow River valley. Homes along the ridge have walkout basements, elevated decks and long exterior stairs, and they face the wind. Railings and stairs on elevated decks need regular checks.
Small businesses and offices
The southeast includes Quarry Park, the business parks around Deerfoot Meadows, and industrial areas like Foothills and Manchester. Kaur Handyman takes on shelving, paint, drywall, doors and washroom fixes for small business spaces.
Deer Run, Queensland and the Fish Creek edge
Communities along the edge of Fish Creek Park, like Deer Run, Deer Ridge, Queensland and Parkland, date mostly from the 1970s and 1980s. Many homes back onto the park or sit on slopes above it, with decks and fences that face the valley. Original or older windows, bathrooms ready for refreshing, and decks and fences that have been through many winters keep these homes on the repair list. Back fences facing the park also take the full sweep of the wind coming up the valley.
Quarry Park and Douglasdale
Newer condos and townhomes around Quarry Park and Douglasdale have their own mix of owner and condo corporation responsibilities, so check what is yours before booking exterior work.
Rentals and secondary suites
The southeast has many rentals, from older homes and suites near Forest Lawn and Ogden to newer homes in Auburn Bay, Cranston and Seton with legal basement suites. Turnover work is mostly drywall, paint, bathroom caulking and door hardware, done in one visit.
Seasonal notes for the southeast
McKenzie Towne's front porches face the street and take the full weather; railings, steps and porch ceilings need regular attention. In the lake communities, decks often face south toward the water and lose their stain fast. Newer communities on the edge of the city have few mature trees yet, so fences catch more wind than in established areas. After a chinook, check gates in Cranston, Mahogany and Seton, since frost heave in newer backfilled lots can move posts.
